
A legal description is a precise identification of a parcel of real estate that is legally sufficient to locate and identify the property.
1. Metes and Bounds:
Oldest method; describes boundaries by starting at a point of beginning (POB), measuring distances and directions (metes) and following boundaries (bounds) back to the POB.
Common in older Eastern states.
2. Rectangular Survey System (Government Survey):
Grid system using Principal Meridians (N/S lines) and Baselines (E/W lines)
Divides land into 6-mile square townships, then into 36 one-mile square sections
1 section = 640 acres
1/4 section = 160 acres (quarter-section)
Common in Midwestern and Western states.
3. Lot and Block (Recorded Plat):
Used in subdivisions; lots are identified by lot number, block number, subdivision name, and county/state
Example: Lot 5, Block 3, Sunrise Estates, Clark County, Nevada
Key math: 1 mile = 5,280 feet. 1 acre = 43,560 SF. 1 section = 640 acres = 1 square mile.
